Terms of Service

These Terms of Service ("Terms") govern your access to and use of the ilumWeave platform and the property lead outlet websites we operate (collectively, the "Service"). By creating an account, submitting a lead, or otherwise using the Service, you agree to these Terms.
If you do not agree, do not use the Service.
1. The Service
ilumWeave is a lead management and team collaboration platform used to receive, route, review, and follow up on property-related inquiries — with a commitment to transparency, honesty, ethics, and integrity in how sellers, connectors, and staff interact. The Service may be offered across multiple branded websites (for example, RV park, mobile home park, or foreclosure-focused outlets) that share a common platform.
We do not sell seller contact information. We strive to communicate clearly about who is involved in a transaction, how data is used, and what users should expect at each step.
We may update, suspend, or discontinue features at any time. We try to give reasonable notice for material changes that affect how you use the Service.
2. Eligibility
You must be at least 18 years old and able to form a binding contract to use the Service. If you use the Service on behalf of a company or organization, you represent that you have authority to bind that entity to these Terms.
3. Accounts and roles
Team accounts. Registered users may access dashboards, leads, connections, referrals, billing, and other features according to their assigned role.
Connector accounts. Some users apply for a Connector role to work with a specific connection or partner. Connector access may require application review and admin approval. We may revoke Connector access if vetting requirements are not met or if these Terms are violated.
Account security. You are responsible for safeguarding your login credentials and for activity under your account. Notify us promptly if you suspect unauthorized access.
Accurate information. You agree to provide accurate registration information and to keep it current.
Verification consent. Registered users and Connectors consent to the verification and due diligence described in §4.1, including use of public records and openly available online sources to validate identity, contact information, and property-related claims.
4. Lead submissions
If you submit a property lead or inquiry through a public form:
- You represent that the information you provide is truthful to the best of your knowledge.
- You consent to our use of that information to evaluate, route, and follow up on your inquiry, including contact by phone, email, or text where you provide those details.
- You understand that submitting a lead does not guarantee a purchase, offer, listing, or response timeline.
- You will not submit false, misleading, harassing, or unlawful content.
4.1 Public records, verification, and due diligence
To protect our community, we perform legitimacy verification — not cold calling or skip-tracing for marketing lists. This may include:
- Checking that contact details you provide are valid and reachable.
- Comparing your submission to public property records, assessor data, and other information that is in the public realm and openly available online.
- Reviewing publicly indexed sources to corroborate ownership, situs address, and related claims.
Public information. Data we obtain from public records, government assessor sites, publicly posted listings, and similar openly available online sources is not treated as private confidential information in the sense that it is exclusive to you — it is already available to anyone who searches those public sources.
Community privacy. We respect the privacy of all users, leads, and connections. Information you provide to us, and verification results we generate, are kept private within the ilumWeave community — shared only with authorized staff, assigned team members, and approved Connectors who need access to perform their role. We do not sell your contact information.
Consent to verification search. By using this platform — including submitting a lead, maintaining a connection profile, or registering an account — you consent to be searched as reasonably necessary so we can validate that you are real and that your property and claims are legitimate. This is our due diligence. This consent does not expire for records and activity relating to your use of the Service, though you may stop using the Service or exercise opt-out choices where we offer them (for example, SMS or email preferences).
We document verification steps in our systems for transparency. Staff may review mismatches before marking a submission validated.
5. Acceptable use
You agree not to:
- Use the Service for unlawful, fraudulent, or abusive purposes.
- Scrape, probe, or overload the Service without permission.
- Attempt to access data or accounts that are not yours.
- Upload malware or interfere with platform security.
- Misrepresent your identity, affiliation, or property details.
- Use the Service to send spam or unsolicited commercial messages through our systems.
We may investigate violations and suspend or terminate access.
6. Referrals, connections, and connector invites
The Service may support referral codes, connection records, and signed connector invite links. You may use these features only as intended. Do not share invite links publicly, tamper with signed URLs, or attempt to accept invites meant for another person.
7. Billing, credits, and paid features
Some features require a paid plan or platform credits. Prices, credit costs, and plan limits are shown in the Service or communicated during checkout.
- Manual payments (for example, PayPal or ACH) may require verification before activation.
- Automated billing through third-party processors, when enabled, is subject to the processor's terms as well.
- Fees are generally non-refundable except where required by law or explicitly stated otherwise.
- We may change pricing with notice; continued use after a change constitutes acceptance where permitted by law.
Failure to pay may result in suspension of paid features.
8. Third-party services
The Service may integrate with third-party providers, including:
- Sign-in providers (such as Google, X, and LinkedIn) when you choose social login.
- Email delivery providers for transactional messages.
- Calendar, maps, analytics, and AI tools used in admin or discovery features.
Your use of third-party services may be governed by their own terms and privacy policies. We are not responsible for third-party services we do not control.
9. Intellectual property
The Service, including its software, branding, and content we provide, is owned by us or our licensors. These Terms do not grant you ownership of the Service. You may not copy, modify, distribute, or reverse engineer the Service except as allowed by law.
You retain ownership of content you submit. You grant us a license to host, process, and display that content as needed to operate the Service.
10. Disclaimers
THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE." TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT.
We do not guarantee uninterrupted or error-free operation. Property, financial, and legal decisions are your responsibility. The Service is not a substitute for professional advice.
11. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, DATA, OR GOODWILL, ARISING FROM YOUR USE OF THE SERVICE.
OUR TOTAL LIABILITY FOR ANY CLAIM RELATING TO THE SERVICE WILL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID US FOR THE SERVICE IN THE TWELVE MONTHS BEFORE THE CLAIM OR (B) ONE HUNDRED U.S. DOLLARS ($100).
Some jurisdictions do not allow certain limitations; in those cases, our liability is limited to the fullest extent permitted by law.
12. Indemnification
You agree to indemnify and hold us harmless from claims, damages, and expenses (including reasonable legal fees) arising from your use of the Service, your content, or your violation of these Terms.
13. Termination
You may stop using the Service at any time. We may suspend or terminate your access if you violate these Terms, create risk for other users, or where required by law.
Upon termination, provisions that by their nature should survive (including disclaimers, limitations of liability, and indemnification) will remain in effect.
14. Changes to these Terms
We may revise these Terms from time to time. When we do, we will update the "Last updated" date above. Material changes may also be announced in the Service. Continued use after changes become effective constitutes acceptance of the revised Terms where permitted by law.
15. Governing law
These Terms are governed by the laws of the State of Utah, United States, without regard to conflict-of-law rules, except where mandatory consumer protections in your jurisdiction apply.
